Nova Building, Bournemouth

Paul Basham Associates provided Transport Planning support on behalf of Ameriscot Commercial for a variation of conditions application at the Nova Building, Bournemouth.

The Brief

A successful application in 2012 secured consent for the ground floor of the Nova Building to a range of potential A1, A2, A3, B1, D1 and D2 land uses, but with a restrictive planning condition requiring the 1600sqm space to be split across 4 separate units .

Paul Basham Associates were tasked with aiding a variation of conditions application that would allow these units to be merged, making the space more attractive to potential occupiers.

Our Approach

Firstly, Paul Basham Associates liaised with Bournemouth Borough Council’s (BBC) highway officer and Ameriscot Commercial to agree the scope of works required that would sufficiently demonstrate that merging the floorspace would not be detrimental to highway safety.

With BCC concerned with the collective floor area generating an increased number and size of delivery vehicle, the objective of Paul Basham Associates Travel and Service Management Plan (TSMP) was to agree and approve a servicing management strategy for the ground floor and that would also support sustainable travel measures for the future occupiers. Our team provided an extensive accessibility section, with the car-free site benefitting from all the amenities and facilities on Bournemouth town centre.

Tracking drawings were prepared, as well as promotional documentation for use by future occupiers relating to their servicing strategy.

The Result

Paul Basham Associates helped secure the variation of condition approval that enables greater flexibility and in turn a more attractive premises for potential occupiers, with the majority of the space now occupied by Amigo Loans.
