Crossways and Corner Cottage, Great Bookham

Paul Basham Associates provided the transport works on behalf of Concept Developments to support a full planning application for 7 dwellings along Crabtree Lane in Great Bookham.

The Brief

Paul Basham Associates supported the site through pre-application discussions with Surrey County Council in September 2017 to determine the proposed access arrangements and servicing requirements. During pre-application discussions it was also critical to discuss the concerns that were raised in a previous application on the site which was refused at appeal due to reasons surrounding the number, form and layout of dwellings.

Our Approach

Upon receiving the pre-application comments from Surrey County Council, Paul Basham Associates  undertook a site visit to fully appreciate the site and the surroundings and identify any highways concerns or opportunities for the revised scheme.

Following this, we then prepared a Transport Statement. Our Transport Statement provided details such as the proximity of local amenities, sustainability of the location, trip generation, access arrangements as well as providing enough parking to meet local standards. We also undertook vehicle tracking of car parking spaces, the site access as well as assessing visibility splays to show that the access arrangements were appropriate and safe. There were constraints with visibility at this site access and therefore it was critical to agree and as part of this stage of works we liaised with Surrey County Council to amend the achievable visibility splay in the primary direction from the main access to the site as well as highlighting that vegetation could be no higher than 600mm in height to ensure that sufficient visibility could be maintained from the site access.  

The Result

Paul Basham Associates were delighted to announce that this project received approval in April 2019. We look forward to seeing this site progress to eventually being completed.
