Paul Basham Associates provided support for the development of 60 living assisted extra care apartments and 34 retirement living apartments on New Road, Basingstoke.
Following previous application refusals for the development of ‘Assisted Living’ and ‘Retirement Living’ accommodation at New Road, McCarthy & Stone approached Paul Basham Associates for support in a resubmission application.
Located in central Basingstoke, this former Subaru and Jaguar garage offered a significant brownfield plot and was perfectly located to provide accessible elderly accommodation.
Initially, Paul Basham Associates worked alongside McCarthy & Stone, the Planning Bureau and Basingstoke and Deane Borough Council to review the proposed site layout and address any concerns highlighted in the previous applications. A Frontage Management Plan was devised after highways concerns were expressed about the interaction of the development with the nearby servicing layby.
Paul Basham Associates team were also involved with the design of a signalised pedestrian crossing on the site frontage (on the busy inner ring road of Basingstoke city centre), servicing layby, footpath improvements and removal of bus laybys, and submitted a Section 278 design check package for the works.
A Travel Plan for the site was drafted and aimed to propose a realistic and relevant Travel Plan strategy. Consideration had to be given into how the sites future users would interact with the developments surroundings.
The development received approval for 94 units, comprising of 60 living assisted extra care apartments and 34 retirement living apartments, along with the construction of the signalised crossing. The scheme was Highly Commended at the 2014 Housebuilder Awards in the Best Retirement Scheme category.
