Paul Basham Associates demonstrated their wide range of transport services for this retirement living development for 46 units with 2 ground floor retail units.
We were ideally placed to support this scheme given our long standing successful relationship with McCarthy and Stone and extensive experience of projects within Havant Borough.
We produced a Transport Statement for 42 dwellings to demonstrate that the comprehensive redevelopment of this brownfield site would result in a net reduction in trips onto the local highway network and that the existing access arrangements onto London Road could therefore be maintained. The Transport Statement justified parking provision and considered the servicing requirements of both the McCarthy and Stone and retail elements of the site.
In addition, and in order to support the scheme at appeal, we provided tracking to demonstrate that servicing areas proposed on street could be provided without requiring any additional works or a Traffic Regulation Order.
Permission was granted on appeal with us demonstrating that the existing access arrangements were acceptable and that the proposals would not have an adverse impact on the local highway network. A subsequent application was then made to revise the access location to be via Stakes Road and increase the quantum of development to 46 retirement dwellings, which was approved by the local planning authority.
We then supported McCarthy and Stone with construction vehicle tracking, as well as fire tender tracking to support Building Regulation requirements.
Shilling Place officially opened in September 2019, and has proved popular with the local community.
