New Place Hotel is located in Shirrell Heath, Hampshire. The hotel boasts 110 guestrooms, 33 event spaces within its 32 acres of landscaped gardens. Paul Basham Associates assisted in the conversion of existing conference spaces into new hotel guest rooms and the formalisation of the sites parking and access arrangements.
Paul Basham Associates were approached by Savills on behalf of Mokan Hotels Company Ltd and their management company, Legacy Hotels & Resorts Ltd, to assist with the highways aspects of Mokan Hotels scheme to redevelop 508sqm of conference space into 14 guestroom suites in the main house as well as enhanced front and back of house space within the listed building. Amended site access, formalised parking provision and a new reception were included in the regeneration.
After a briefing with the project team, a site visit was undertaken to gain a sense of the existing access arrangements and land uses. A Pre-application Scoping Note was provided to support the Planning Application for the hotel regeneration, demonstrating acceptability for highways standards.
The existing accessibility and traffic volumes on the local road network were considered, to enable a Transport Statement to be produced. Amendments were made to the front access of the site and we demonstrated that visibility and vehicle access was achievable. The existing parking provision at the front of the hotel was within tree root protection areas, which over time would have an impact on the long-term well-being and retention of these trees. To ensure that these trees were retained, some of the parking was relocated to a newly formalised parking area at the rear of the hotel. Whilst this resulted in a loss of some spaces, it would provide guests of the hotel with clearly marked and signed spaces.
Permission was granted for this scheme in July 2018, and we look forward to seeing the new facilities in the not-so-distant future.
