Paul Basham Associates were approached by DP Architects on behalf of Leywood Estates to assist with the delivery of the residential development for 10 x 3-bedroom dwellings at 21-25 Coates Lane, High Wycombe.
The Brief
Paul Basham Associates were instructed to assist with the transport planning works required for the planning application for 10 x 3-bed dwellings. A previous planning application on the site for the erection of 9 x 3-bed dwellings (17/06827/FUL) was withdrawn prior to determination but third party representations raised concerns with parking capacity in the vicinity of the application site with particular regard to the impact of the children’s playpark located in Hughenden Park.
Paul Basham Associates were required to alleviate these concerns raised by third party representations and demonstrate that the latest proposals would not have a detrimental effect on the operation of the local road network.
The Approach
Paul Basham Associates undertook parking surveys within 200m walking distance of the site across a variety of times and dates, both within and outside of the school term in order to demonstrate parking capacity in the vicinity of the application site. The results of the parking surveys showed that the number of vehicles parked in the survey area was greatest during half term with 39 out of 164 parking spaces occupied (24%) leaving 125 parking spaces vacant. A Parking Technical Note was provided to accompany the planning application which set out the parking survey methodology, available capacity and proposed parking provision against local standards.
The Result
Paul Basham Associates were delighted to see the scheme receive planning permission from Wycombe District Council as the local planning authority in March 2020.
