Arbour Lodge

Paul Basham Associates worked alongside Holden and Lee and Walsingham Planning to assist Barchester Healthcare with a full planning application for the extension of Arbour Lodge by an additional 6-beds (totalling 19-beds) at Buxton Lane, Marple. The site also includes Arbour Court - a 60-bed residential care home.

The Brief

Paul Basham Associates were instructed to provide the transport planning support identified by pre-application advice from Stockport Metropolitan Borough Council to support the submission of a full planning application for the extension of Arbour Lodge facilities and accommodation at Buxton Lane, Marple. A holistic approach was required which considered the net impact of the proposals and existing care home (Arbour Court) which would remain unaltered in order to demonstrate that the site would collectively remain to operate safely both onsite and within the surrounding local road network. 

Our Approach

In the first instance, Paul Basham Associates liaised with SMBC Highway Authority to discuss the pre-application comments particularly with regards to agreeing an appropriate parking provision given the existing parking pressures. It was agreed that parking surveys of the existing car park would be undertaken in order inform the parking requirement to support the proposals,  despite the negligible impact given the increase of 6-beds. A Transport Note was then written to support the planning application which justified the suitability of the proposals in highway terms on the basis of a very minimal increase in trips from staff, the fact that the existing access has demonstrated to operate safely given the absence of an accident record and lastly considering that the proposed parking provision would better support the development as a whole and address existing parking issues. 

The Result

Paul Basham Associates were delighted to see that the scheme gained planning approval in July 2020 and we look forward to seeing the development upon its completion.
