Paul Basham Associates provided highways input for separate planning applications on each half of a plot of land at Westfield Road, Wellingborough – one for 45 retirement living units for McCarthy & Stone and another for 31 private flats on the adjacent land for the landowner.
The Brief
With a number of entrances to the former factory and car wash site, Paul Basham Associates were tasked with designing suitable independent accesses for each application, and providing subsequent support throughout the planning process.
Our Approach
Paul Basham Associates were involved in this project from the outset, where an initial site visit helped to inform our access advice for both schemes. Following this, we prepared a Transport Statement for each application, including an assessment of the trip generation (both individually and cumulatively), which was set to decrease when compared to the existing factory and car wash use.
A tracking assessment resulted in changes to each site layout to ensure the design could accommodate all vehicles likely to be entering the development. On a similar note, our team provided tracking input to the construction plans, with material deliveries needing to be undertaken on site given the adjacent Junior School and pedestrian crossing on Westfield Road.
The Result
As a result of the measures taken above, “no objection” responses were received from Northamptonshire highways and full planning permission was obtained in 2017 for both schemes.
