Crown Closures, Hamworthy

Following the closure of the Crown Packaging factory, Paul Basham Associates provided highways support for the development of 104 general residential and 66-bed care home at this urban brownfield site.

The Brief

In accordance with the site’s allocation under the Poole Site Specific Allocations and Development Management Policies, the site had to accord with 3 transport policies; accessibility and safety, demand management and green infrastructure.

Paul Basham’s were instrumental in the design of the site, with multiple vehicle and pedestrian accesses on site to ensure a high level of permeability. Resident and stakeholder views were considered through a Public Consultation event and pre-application discussions, with a Transport Assessment and Travel Plan also prepared to support the full planning application.

Our Approach

Working closely alongside the architects at IDPartnership, Barratt David Wilson Homes and the civil engineers, a layout was developed that was respectful to the existing residential development surrounding the site and site levels, whilst also meeting key transport policy requirements such as permeability, parking and servicing.

The development hosts a number of pedestrian and vehicular accesses, with the care home being catered for with a separate vehicle and pedestrian access equipped with a servicing layby outside the front of the building to allow for easy pick up/drop off.

A Travel Plan was also prepared which catered for both the care home and residential uses with individual measures for each to ensure that the site as a whole would operate sustainably.

The Result

The development received full planning permission in March 2018 under delegated powers, a fantastic achievement given the scale of the development. Paul Basham’s are now already progressing the Section 278 works at this site to allow the multiple access points and layby to be built and units occupied and are looking forward to seeing the scheme be built.
