Working alongside St Modwen, this project involved the redevelopment of existing office space to create a business park development comprising of three buildings for open B 1 c, B 2 and B 8 space and two on site A 3 units.
The Brief
The team were tasked with providing pre-application advice followed by a Transport Assessment and Travel Plan as well as advising on site layout options to support this regeneration scheme through the planning process.
Our Approach
Following a site visit the team undertook layout reviews, by providing guidance on standards within Design Team Meetings and evolving plans. This involved supporting a pre-application through a scoping note outlining development proposals and gaining feedback from the local authority.
Following pre-application advice, a detailed Transport Assessment and Travel Plan were prepared alongside a Road Safety Audit. This was accompanied by swept path analysis of the site including navigation and parking of HGV vehicles throughout the site, as well as visibility splays at three different points of access into the site.
The Result
Following the grant of full planning permission, we were instructed on the Section 278 (delivering 3 accesses to the site) and the Travel Plan Coordination works.
We are proud to have been able to assist in this project which will allow for the redevelopment an existing outdated office development to create an innovative and sustainable business park which will create employment opportunities within the area.
