The Proposal

The development proposals are for the partial demolition of existing courtyard buildings and erection of three storey office building (B1) with lower ground floor levels incorporating underground car park, alterations to existing building and associated works including new vehicular access.

The Approach

Paul Basham Associates provided design advice relating to the layout to ensure that the basement car park was sufficient to accommodate all manoeuvres. We also reviewed the visibility at the site access and alterations required to the existing On-street parking on Vallance Road.

To support the planning application, a Transport Statement was prepared. In response to the planning submission, Brighton and Hove raised concerns relating to the trip rates used, the ramp, parking, servicing and required highway works. Therefore we also prepared an Transport Statement addendum to address these and this was subsequently resolved.

The Result

The development received approval in August 2021, and the building is already occupied and operational.
