Fairfield Cottages, Cowfold

The proposed development is located on Fairfield Cottages, a residential cul-de-sac located close to sustainable travel options and local amenities. The proposals are to build 8 new dwellings comprising of 1-bed and 2-bed units.

The Proposal

As part of the proposals, Saxon Weald were seeking to demolish four existing derelict bungalows and an area of hardstanding which previously sited a small row of garages. Vehicle access to the development was via 4 new vehicle cross-overs, with the existing access to the former garages will be reinstated to full height. Car and cycle parking was provided on site for each residential unit.

Our Approach

As the proposed development was replacing derelict land, it was essential to ensure the correct level of car parking was provided at the site to ensure overspill parking onto existing residential roads was not encouraged. Swept path analysis was also undertaken to demonstrate that the car parking spaces could be manoeuvred sufficiently and that the site layout could accommodate fire tender access in line with British Standards. Advice was also provided to ensure bin collection could be achieved in line with local requirements through the provision of a bin collection point near the highway frontage.

To support the planning application, Paul Basham Associates prepared an efficient Transport Note to demonstrate that the proposed development would not result in a detrimental impact on the local highway impact. The Transport Statement covered site accessibility, development proposals including access arrangements, parking and servicing along with a vehicle trip generation assessment. 

The Outcome

In January 2025, planning permission was granted for the site.
