Little Gearies, Ilford

Paul Basham Associates were delighted to work with Hill Partnerships to provide a Car Park Management Plan, a Travel Plan, and a Delivery and Service Management Plan to support the discharge of conditions associated with the approved planning application for a residential development comprising 103 dwellings at Little Gearies, Barkingside, Ilford. 

The brief

Paul Basham Associates were tasked with producing a Car Park Management Plan, a Travel Plan, and a Delivery and Service Management Plan to support the discharge of conditions. We were required to undertake a site visit to assess the existing conditions of the site, this enabled detailed reports to be produced which addressed the requirements of each condition. We also obtained the most recently available Census Data to produce accurate targets to reduce the use of a single occupancy vehicles within the Travel Plan, this allowed our work to provide a strategy for future Travel Plan Coordination works.

Our Approach

As part of the first stage of works, several documents were consulted to identify policy and regulations that are required to be met by the proposed development to discharge the conditions. Paul Basham Associates provided an assessment of the local amenities and facilities, pedestrian and cycle infrastructure, public transport infrastructure, local car parks, and on street car parking which surround the proposed development to assess the sustainability of the site and produced achievable targets written within the Travel Plan.

The Car Park Management Plan produced ensured to detail how the proposed development would not exacerbate the existing capacity of on street car parking or local car parks due to the lower number of car parking spaces being provided.  This was justified by many future residents being able to travel by sustainable travel modes, reducing the need to travel by a single occupancy vehicle, lowering the car parking space demand. In addition, careful consideration was given to the onsite movements when producing the Delivery and Service Management Plan, making sure required vehicles could obtain safe access into the site without disrupting the existing operations of the surrounding highway

The result

We received confirmation in May 2024 that the condition associated with the Travel Plan was discharged, and in June 2024 that the conditions associated with the Car Park Management Plan, Delivery and Service Management Plan had been discharged as a result of our works undertaken to support the planning application - We are delighted with the outcome!
