Sandy Road, Willington

Paul Basham Associates supported our client Hollins Strategic Land with an outline application for the development of up to 50 residential dwellings in the village of Willington, Bedfordshire.

The Proposal

The site is allocated within the emerging Willington Neighbourhood Plan for residential development, and as such we supported an outline application for up to 50 residential dwellings at Sandy Lane, Willington. This included a suite of off site highways works, seeking to provide a wider benefit for residents of Willington.

Our Approach

In the first instance we carried out a site visit in order to evaluate the site and surrounding highway and pedestrian network. This enabled us to gather an appreciation of the necessary works required to support a planning application. Following this, we progressed with providing a Transport Statement to support the outline application, including a roundabout access design. We also designed a suite of off site highway improvements which included footway widening, bus stop upgrades and junction upgrades to the Bedford Road/Station Road/Barford Road junction. These proposed improvements along the pedestrian desire lines will help to facilitate improvements to future and existing residents alike, and enabled the scheme to comply with the relevant policies contained within the local plan.

The Outcome

Following detailed discussion with the highway authority in order to fine tune the proposed access design post-submission, the scheme was approved in July 2022 and is currently being built out.
