Herne Road, Oundle

Paul Basham Associates supported McCarthy Stone with a successful application for the development of 42 Retirement Living apartments in Oundle, North Northamptonshire.

The Proposal

Paul Basham Associates were tasked with undertaking an initial access appraisal to establish the possibility of gaining access to the site from Herne Road. Following this the team supported the planning application through the delivery of a Transport Statement. The Transport Statement assessed the development impact and the ability to promote sustainable travel to the site.

The Approach

The approach by the team at Paul Basham Associates was initially to ensure that safe and suitable access could be achieved for all users should the development come forward. This assessment included access design to ensure that vehicles could safely enter and exit the site and adequate visibility splays could be provided.

Alongside this, local walking routes to nearby bus stops and into the town were assessed in detail to ensure that connectivity could be achieved and all site users could access the site safely and sustainably. As part of this review the team focused on both national and local guidance to ensure all necessary design standards were being met.

The team worked collaboratively with the project team to ensure the masterplan encouraged good permeability for pedestrians but also could accommodate the necessary vehicles safely including refuse and emergency vehicles.

The Result

We were delighted to hear that planning permission has been granted in January 2025. We look forward to continuing to support the development of the site.
