The Brief
Paul Basham Associates were approached to provide assistance in the redevelopment of an existing car dealership into a 40 dwelling retirement home on behalf of McCarthy and Stone.
Our Approach
Located on the central one way system within this beautiful seaside village, the site was well located in relation to local amenities but the lack of footways and on-road parking did not provide an ideal environment for pedestrian access. Key to successful delivery of the site was therefore to not only improve pedestrian access to the site through the introduction of new footway and crossing points, but also the sensitive provision of car parking (including 14 basement parking spaces working with the existing levels on site).
We prepared the Transport Statement through consultation with Island Roads to support the application including the calculation of daily vehicle trips, critiquing of parking standards and assessment of any existing highway safety concerns.
Following planning consent, we completed the Section 278 detailed design package for the new footway works, crossing points and improved access in a timely manner to allow construction and occupations in line with McCarthy and Stone’s target timescales.
The Result
The site is now completed and occupied, and team members on a recent summer holiday were pleased to see the development settling into the historic Bembridge landscape.
