The Proposal
The proposals are to refurbish and amalgamate two existing hotels (the Granville and the Cecil) and create a vertical extension accommodating a new spa facility to the rear for use by local residents and hotel guests. The overall bedroom capacity of the hotel will remain similar to the existing, although the facilities will be upgraded to provide a high quality boutique hotel on the Brighton sea front.

The Approach
Paul Basham Associates provided advice relating to access and cycle parking requirements to meet current policy and also develop a servicing strategy for the proposals to ensure that there wasn’t an impact on the narrow roads to the rear of the site, mindful of the restrictions along Kings Road.
To support the scheme, we prepared a Transport Statement to demonstrate that the hotel would not increase visitor numbers significantly and that guests could travel to the site via public transport or use local car parks nearby, allowing the hotel to remain car free. We were also required to prepare a Waste Management Plan and Construction Environmental Plan to validate the scheme and mitigate against any impact along the busy Kings Road in central Brighton.
The Outcome
The development received consent in December 2021, and the hotel ‘No.124 by GuestHouse’ opened in 2024.
