McCarthy & Stone North London schemes at Knebworth and Hatfield receive approval

Paul Basham Associates are delighted that approval has recently been granted for two McCarthy & Stone schemes in the North London region.

Having previously supported an application for a Retirement Living scheme in Knebworth, Paul Basham Associates were well placed to provide transport advice for a ‘Retirement Living Plus’ development on the site of a former Builders’ Merchants on London Road. In addition to 48 residential units, the application included 3 replacement retail units on the ground floor. A Transport Statement was prepared, informed by pre-application advice from the local planning authority, a site visit and feedback from local residents at a public consultation event.

Extensive parking surveys were undertaken as a result of local concerns and the results demonstrated that a proportion of the existing demand for on-street parking was associated with the Builders’ Merchants. Redevelopment of the site would remove this demand, as well as large vehicle movements associated with the builders’ merchants which were observed to be causing congestion on London Road. Paul Basham Associates are pleased to see the scheme receive permission and look forward to the successful completion of a second scheme for our clients in Knebworth.

Alongside this, approval was also granted for another McCarthy & Stone North London scheme comprising 24 ‘Retirement Living’ units at 98-102 Great North Road, Hatfield. Having been involved since the early stages, Paul Basham Associates considered several means of access to the site to inform the development of the scheme.

Submitting a Transport Statement as part of the planning application, Paul Basham Associates are pleased to see this scheme given approval. our civils team are now working through on the Section 278 works to stop up an existing access, re-instate a footway/cycleway and widen the existing access. We are excited to see these sites develop further over the coming months and are already working with McCarthy & Stone North London on future schemes.
