The Dolphin Hotel

The Proposal

Paul Basham Associates supported two separate planning applications on the Dolphin Hotel, Southampton site. One application to convert the existing Dolphin Hotel to a 99-bed student accommodation and the second to construct a new 162-bed student accommodation at the rear of the existing Dolphin Hotel, in the existing car park.

The Approach

Our Transport Planning team provided technical support for both applications. For the hotel conversion, a Transport Note was prepared to assess the impact of the proposed change of use which demonstrated that as a result of the change of use, there would be a significant reduction in private car uses and that many trips associated with the proposed use would be undertaken by sustainable transport means. For the rear land development, the team delivered a Transport Statement and Travel which successfully demonstrated that the proposal would not result in a significant impact on the local highway network.

The Result

We were pleased to see that both planning applications received approval from Southampton City Council in 2025.
