‘Former Friends School, Saffron Walden

Paul Basham Associates collaborated with Chase New Homes to deliver comprehensive transport and highways input for a Section 62a planning application comprising 75 dwellings with associated infrastructure and landscaping at the former Friends School site, located within the suburbs of Saffron Walden.

The Proposal

The site had previously been subject to a similar planning application that was refused in 2021. Acknowledging this, the Transport Planning Team at Paul Basham Associates recognised the importance of undertaking a robust assessment of the development proposals based on extensive experience of working within Uttlesford District and Essex more widely.

Our Approach

Building on a thorough understanding of the site’s planning history, the team began by conducting a detailed site visit to record existing traffic conditions, evaluate site accessibility, and explore opportunities for safe and efficient access across all modes of travel.

The site’s excellent accessibility within Saffron Walden played a key role in demonstrating its potential to promote sustainable travel choices. A comprehensive junction capacity assessment was undertaken to evaluate the impact of the proposed development on the local highway network.

Throughout the application process, regular liaison with Highway Officers ensured that feedback was promptly addressed and integrated into the evolving design, contributing to a robust and well-supported transport planning submission.

The Outcome

The application was approved in July 2025, and the team are looking forward to seeing the development built out as they continue to support a variety of different projects within the local area.
