Thames Farm, Shiplake

Following an outline planning application for residential development on land to the north of Shiplake Village Centre, Paul Basham Associates were instructed by Taylor Wimpey West London to support the Reserved Matters application.

The Brief

Paul Basham Associates were required to prepare a Reserved Matters Transport Assessment to support a Reserved Matters application for 95 dwellings in Shiplake. A number of highway parameters were secured through the outline planning application including the site access and pedestrian improvements which needed due consideration when developing the final site layout.

Our Approach

One of the key elements for our brief was to review the site layout against highway parameters including visibility and bin carry distances. Swept path analysis using Oxfordshire County Council’s refuse vehicle was completed to ensure the vehicle is able to get with the required distances with residents not requiring to drag their bins above the distance. 

Internal visibility splays were also reviewed to assist with determining where landscaping can be positioned without compromising visibility from internal junctions.

The Result

We are delighted to see that the site achieved Reserved Matters planning permission in May 2019 with a recommendation for approval from the highway authority. We look forward to see this site in its final built form with Taylor Wimpey beginning with the ground works.
