Paul Basham Associates supported McCarthy Stone on the application for a development a 51-unit Retirement Living apartment block at Ashton Road in Failsworth.
The Proposal
The proposal composed the development of a 51-unit Retirement Living apartment block at Ashton Road West in Failsworth, with the site at the time formed of brownfield land located adjacent to a Tesco supermarket. The scheme is McCarthy Stone’s flagship affordable retirement development designed for elderly persons who live a relatively independent lifestyle, with the option of shared ownership to support an affordable retirement lifestyle.
Our Approach
To begin, Paul Basham Associates completed a layout review as part of the feasibility stage of the project to identity any potential highways issues with the site and initial plan. This included CAD work to assess the proposed access arrangements, parking and internal geometries, followed by a site visit to review the on-site conditions and discuss our assessment with the rest of the project team.
Following a positive outcome at the feasibility stage, Paul Basham Associates then prepared a Transport Statement and Travel Plan to support the planning application. The Transport Statement set out the various highways aspects associated with the development including a description of the local accessibility, analysis of collision data, detail of the proposed access arrangements, justification for the parking provision and analysis of the anticipated highway impact through the undertaking a trip generation assessment. Whereas the Travel Plan outlined the proposed approach for encouraging sustainable travel practices at the development once operational and the future implementation and monitoring strategy.
The Result
Following submission of the application in August 2022, planning approval was granted in January 2023. The development has since been constructed with first occupations occurring in January 2025. Paul Basham Associates were delighted with this outcome and pleased to see this flagship development come to life, which is now providing much-needed affordable retirement accommodation within the Greater Manchester area.
