Paul Basham Associates were delighted to support McCarthy and Stone’s successful planning application for a Retirement Living scheme with ground floor retail on this prominent site in Cambourne, South Cambridgeshire.
The Brief
With the site benefiting from a previous consent for the construction of an 82-bed care home with a coffee shop and retail units, McCarthy & Stone instructed Paul Basham Associates to provide highways advice to inform the development and submission of a scheme for 54 Retirement Living apartments at Monkfield Lane, Cambourne.
Our Approach
In the first instance a site visit was undertaken and pre-application discussions held with the planning and highway authorities to identify, discuss and address any issues at an early stage. Several options for vehicular access were designed given the constrained nature of the site frontage, and a non-standard access arrangement was negotiated with the highway authority.
Subsequently a Transport Statement was produced which detailed the sustainability of the site, the principle of access, parking provision and a trip rate assessment demonstrating a total reduction in trips when comparing the proposed development to the previously approved care home. Paul Basham Associates successfully demonstrated there was no need for additional parking provision for the retail units given the town centre location.
The Result
Following successful negotiations with the highways authority the scheme was approved in September 2019 and the project team are looking forward to construction works beginning in the near future.
