Royal Works, Sutton Coldfield

Paul Basham Associates are delighted to have supported McCarthy Stone and Anchor’s joint application for market and affordable retirement apartments on a sustainably located brownfield site.

The Brief

The principle challenge for the site was provision of a suitable access, given the dual use, land constraints and existing visibility onto Coleshill Street.

The Approach

In the first instance, a site visit was undertaken to review the existing conditions in order to decide on a suitable design approach for the access. The applicant was keen for the access to be visually appealing, so a line of central trees was incorporated into the design, also informed by speed surveys and tracking requirements.

A Transport Statement was produced to set out the transport implications of the development evaluating and presenting existing conditions, access arrangements, development proposals and impact on the local road network.

The Result

Birmingham City Council’s planning committee unanimously granted permission and we are pleased to have helped contribute to the delivery of much needed specialist accommodation.
