Paul Basham Associates assisted McCarthy Stone in delivering a landmark ‘Retirement Village’ scheme in Wimborne which sits as part of a wider development scheme also including open market housing. The development is located on the former Wimborne Market site which opened in 1855 and by 1990 became one of the largest open and covered markets in the South of England.
The Brief
Tasked with helping McCarthy Stone deliver their first 'Retirement Living' village comprising 67 no. Retirement Living Plus apartments, 32 no. Retirement Living Plus Bungalows/Chalets and 9 no. Open market houses, Paul Basham Associates helped see the scheme through from inception to construction.
Our Approach
Upon instruction, the Transport Planning team set straight to work in conducting the site visit and understanding the former use of the site to fully appreciate the site opportunities and constraints and its former highway impact. Given the uniqueness of the proposals, the team opened dialogue with the highway officer sat an early stage to help inform the layout.
A Transport Assessment and Travel Plan were then prepared to support the planning application, with the TA not only considering the impact of the development on the local area, but a significant focus on the improvement schemes that could be provided, specifically along Station Terrace.
Additional works in the form of Highway Response Notes, Refuse and Servicing Strategies, and Construction Traffic Management Plans were produced, addressing concerns of local highway officers, waste collection personnel and ensuring the construction phase would still enable the local area to operate safely and suitably.
The Result
With planning consent granted in February 2022, we are delighted to see that construction is well underway on site. We look forward to seeing the scheme fully built and occupied and observing how the retirement village operates.
